Do BOLD Sellers Have To Pay a

Buyer's Agent's Commission? 

 

The easy answer is "No"!  The more accurate answer is "it depends".  While you are not required to pay a Buyer's Agent fee, and a BOLD Agent will never tell you that you are required to pay one, you may find one presented in the negotiable terms of an Offer presented by a Buyer.  Under the new rules and guidelines that regulate different aspects of a licensed Realtor, a Buyer's Agent will be signing a Buyer's Agent contract that outlines the Buyer's Agent's duties and obligations to the Buyer, and in return the Buyer will agree to pay the Buyer's Agent a fee.  

 

Many Buyers will not have the extra cash to pay their Buyer's Agent separately, so when they draft their Offer to purchase your property, they may add into the negotiable terms the fee of their Buyer's Agent.  This term should be treated like any other term such as the price, closing date, inspection contingency etc etc.  As you look at the Buyer's Offer as a whole, you will discuss with your BOLD Listing Agent, if you want to accept the Offer as presented, or present the Buyer with a counter-offer that modifies some or all of the terms in said Offer.  Your BOLD Listing Agent will be able to help you think through the pros and cons of each Offer.  Ultimately it will be up to you to decide how you want to respond.
